WHAT DOES THE MAINTENANCE TEAM DO?
We will be entering your units between the hours of 9:00 A.M. and 3:00 P.M. for Preventative Maintenance checks. Our staff will change the filter, do a visual inspection of the coil, and inspect for any issues that may be of concern. At the same time, we will inspect for plumbing leaks and perform an enzyme treatment of the kitchen waste line to cut down on the number of sewer back-ups. We will also have the exterminator with us inspecting and treating the entire building for potential issues.
You are required by the Condominium documents to always have a current EMERGENCY KEY on file with the office. Please ensure that we have a valid key for your unit as Emergency Keys will be used to perform the maintenance inspections. If you know you do not have a valid key on file, please drop one off in the drop box at the clubhouse immediately.
If you have an alarm, please turn it off on the scheduled service date. If you have a dog, please keep it in a bedroom (other than a master bedroom which allows access to a bathroom) if you are not going to be home. If you have any furniture in front of the HVAC closet, please move it so that we can access the HVAC equipment. If the HVAC closet door is painted shut or sealed in any way, please open it before your scheduled maintenance date. Please remove all items from the top of the bathroom toilet tanks.
If the staff is not able to perform the convector cleaning on the scheduled date and you have not rescheduled in advance, there will be a charge of $40.00 to have the inspection done at another time.
